PAYMENT...A fifty percent deposit is required to confirm your room reservation. The fifty percent balance is due 14 days prior to arrival. Full payment in advance is required for a single night. Arbor View House Bed & Breakfast is a small property where every guest reservation made is both important and special to us. A one night or fifty percent deposit on multiple night stays is required to confirm your room reservation. The fifty percent balance is due 14 days prior to arrival. If your travel plans change and you must cancel your reservation, please call us at least fourteen (14) days prior to your arrival date for a cheerful refund of your deposit less a $25 processing fee.

In the unlikely event that you must cancel with less than fourteen (14) days notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund will be made.

While Arbor View House will make every reasonable effort to re-rent canceled room or rooms for which reservations had been made, guest's request and acceptance of a guaranteed room reservation constitute a binding contract between guest and Arbor View House.

Rates and policies are subject to change and vary during high impact periods and for some special requests. Weekends require a two day minimum stay during high season, April 1st - November 30th and some holiday periods..

*ROOM RATE: Includes a room with private bath and a four-course gourmet candlelight breakfast for two. There is a two (2) night minimum stay in season (April-November) and a three (3) night minimum on the following holidays: New Year's, Valentine's, Memorial, Independence, Labor, Columbus, Thanksgiving Days and Christmas.

CHECK-IN is from 3:00 - 6:00 p.m. If arriving outside of check-in times please call to make arrangements, failure to check in or call by 6:00 p.m. on the day scheduled may be treated as a cancellation. . There is no refund for early departure.

Get to the NJ Turnpike N toward New York take the CARS / TRUCKS-BUSES lane, Keep Left to take I-95 N / NEW JERSEY TURNPIKE N toward EXITS 15W - 18W / I-280 / GEO WASHINGTON BR / RT-3 / MEADOWLANDS SPORTS COMPLEX. Keep RIGHT to take I-95N / NEW JERSEY TURNPIKE N toward FORT LEE / G WASHINGTON BR / US-46. Keep RIGHT to take I-95 N / NEW JERSEY TURNPIKE N toward GEORGE WASHINGTON BRIDGE / LOWER LEVEL / FORT LEE / LOCAL. Keep LEFT to take I-95 N toward G W BRIDGE UPPER LEVEL / US-1 N / US-9 N (Crossing into NEW YORK). Keep RIGHT to take I-295 S via EXIT 12 toward THROG'S NECK BR, Take the CROSS IS PKWY exit toward EASTERN Long Island. Merge onto CROSS ISLAND PKWY S. Merge onto I-495 E / LONG ISLAND EXPRESSWAY via EXIT 30E toward EASTERN LONG ISLAND.

From NYC by car:
Take the LONG ISLAND EXPRESSWAY EAST to Exit 73 (this is the last exit of the expressway). Continue onto CR.58E / OLD COUNTRY ROAD, which will become Rt.25E after the circle (take the second exit in the circle). Head East on Rt.25E (also called Main Road) through all the villages (Jamesport to Southold) to Greenport. Rt.25E becomes Front Street . Go to the flashing light at the intersection with Main Street. Make a left on Main and go the T intersection at the end of Main Street (flashing light) and make a right (you are still on Rt.25E). From there Arbor View House is about two miles on your right. You will pass Skipper's and the Hellenic restaurants and the East End Golf course on your left and the Blue Dolphin Motel on your right. At the flashing yellow diamond (FIRE HOUSE) S-L-O-W DOWN, signal RIGHT and turn into the driveway "B&B PARKING". Please park IN THE DESIGNATED PARKING SPOTS. THE BARN IS NOT THE B&B. Walk along the PATH at THE SIDE of the barn to the house. You've arrived at Arbor View House Bed and Breakfast
